New planning application submitted

The population of Southampton has grown markedly in recent years and is estimated to reach over 250,000 in 2017. The city has a strong higher eduction sector so part of that growth has been the number of students coming to the city to study at two of our highly renowned institutions – the University of Southampton and Southampton Solent University. Today, it's reckoned the city's student population numbers around 40,000 and continues to grow.

So it's timely that we've submitted a planning application to Southampton City Council to redevelop a site on land to the rear of the Broadway, Portswood Road, Southampton. Our plan is to build 43 student units with communal facilities, in a part 2-storey, part 4-storey building.

Lainston Securities' Managing Director, Russell Clarke, commented on the potential development, 'This is a great opportunity to replace the tired old industrial building that covers the whole site with a modern, energy efficient, architect designed building in landscaped grounds, that will be an aesthetic asset to the neighbourhood.'

This new development is in an ideal location. Portswood is a busy place which has traditionally been one of the city's main areas for student accommodation. According to the website ilivehere.co.uk, the population of Portswood as a whole is younger than the national average, with about 25% of people living in the area being between 18 and 29 years of age. The accommodation is just 0.7 miles from Southampton University's Avenue and Highfield Campuses, with Southampton Solent University's main campus being around 1.2 miles away. Portswood, therefore, is within comfortable walking distance of both institutions, plus the area has its own local shopping facilities and good, regular bus services.

Russell added, 'As a local business, with strong local roots, we have an in-depth understanding of the accommodation requirements of local people, including students – hence this planning application.'

He concluded, 'We believe there is a demand for new, well located, high quality purpose built student accommodation in Southampton. We also like to think that our facilities provide a distinctive alternative to the older style houses of multiple occupation (HMOs) and the large purpose built blocks provided by the Universities and other private developers for students to live in.'
